Living in New Condo Communities

Are you a new Condominium owner or resident of the community looking for guidance?

This session is to help new owners and residents of new condominium communities, this “Introduction to Condominiums” seminar has been designed with the “new community” and first-time condo residents in mind. Topics will include:

1. What did I buy or move into?

2. Who has the power? Owners, Board, Manager, Developer, Lawyer?

3. What are the roles? Landlord, Tenant, Corporation?

4. What does a Condo Manager do?

5. What do my condo fees pay for?

You will walk away with a better understanding of what is required from you in terms of being a new condominium owner or resident of a new condominium community. expect from your service provider and how to communicate with them effectively. Board members and property managers are encouraged to attend this session in-person or virtually.

Brad Wells, President at Wilson Blanchard Management

Brad is the President of Wilson, Blanchard Management Inc. working in the Toronto, Waterloo, and Hamilton offices. He has been managing condominium corporations and commercial properties since 2002, achieving the RCM designation from ACMO; the RPA® designation from BOMI; and the CMCA® designation from CAMICB. Brad is a member of the CMRAO Discipline and Discipline Appeals Committees. He has been a speaker at multiple CCI and ACMO events and courses and is an instructor for the ACMO RCM courses at Mohawk College. Brad is very involved in the condominium industry, participating as a Director on the Board of the CCI-Grand River Chapter and as Chair of the CCI-GRC Education Committee while being actively involved with training and mentoring new Property Managers entering the profession.

Chris Gabriel, Condo Board Director

Chris Gabriel is a condo owner and board director. Shortly after purchasing his first unit in a newly built mid-size condo building in 2013, Chris started volunteering on his corporation’s social committee to help build a strong and vibrant condo community. His background in engineering soon got him recruited onto the building’s property committee. Unsatisfied with the overall governance and management of the corporation, Chris eventually decided to run for the board. During his two-year term he made an effort to educate himself about ‘anything condominium’. Recently, Chris moved into a new condo complex that was just approaching the completion of its first 175 units. With the expertise he had gained at his previous building, Chris campaigned for a seat on the board on which he is currently serving a three-year term. Although Chris got a broad understanding of condo-related topics in general, he is particularly familiar with the intricacies of newly built condominiums and the challenges encountered by young corporations.
