Tips for Replacing Your Condominium’s Asphalt Shingle Roofs
1. Use the Right Materials: Using good quality shingles can double the lifetime of your investment. Consider products with a minimum 180lb/sq. weight – heavier shingles generally last longer.
2. Prevent Ice-Damming Leaks: Make sure ice and water shield is installed and sealed properly, as issues may not be visible until winter weather arrives.
3. Ventilate Properly: Improper venting can cause mould damage in attics. Ensure your ventilation meets building code and is balanced. Never let the exhaust ventilation at the ridge exceed the soffit ventilation.
4. Don’t Accept Deficiencies: Try to avoid paying up front. Have a contract prepared by a qualified independent consultant and have them perform site reviews to verify the work.
